CERTUS Premiere Memory Care Living – Dr. Phillips is considered a residential board and care facility that is a little over 43,000 square feet. Per the Florida Building Code (FBC), the facility is classified as an Institutional Group I-1 Condition 2 sprinklered building. That means the occupants reside on a 24-hour basis in a supervised environment and receive custodial care but require limited verbal or physical assistance while responding to an emergency situation to complete building evacuation.

The facility consists of 64 residential rooms, 32 per wing. In addition, the facility offers a spa that has a therapy tub and therapy room along with secured areas to keep medications.

CERTUS Dr. Phillips is not classified as a Group I-2 which includes nursing homes; therefore it won’t really have other types of medical features. But it does have clinical staff available 24/7 to provide personalized care.

Cuhaci Peterson has been involved in the development for CERTUS on the Dr. Phillips site from design development through construction administration by taking their prototype and adapting it to the site conditions and other client modifications.

The project has taken a few years to complete, therefore, it has had several groups of people working on the project over the years, but much like other challenges faced at Cuhaci Peterson, we came together as a team and were able to resolve any issues that arose.

The main challenge the project encountered was related to the site space restrictions, grading and connecting to services which were challenges for the civil engineer and the general contractor that affected the building, but through logistics planning and working with the Authorities Having Jurisdiction (AHJ) the various challenges were eventually resolved.

“One of the nice things about working at CP is how we are able to come together and come up with solutions, even when the problem was not of our doing,” said Technical Manager, Andrea Saenz.

CERTUS Dr. Phillips is located in the area of Dr. Phillips, a type of upscale community that offers shopping, dining and a residential feel. It is also conveniently located near major medical facilities such as Dr. P. Phillips Hospital and AdventHealth.

The design of the facility is intended to feel like an indoor/outdoor space to be explored, with a theater, post office, library, beauty salon, various themed lounge areas throughout and chefs dining on the main street. There are also outdoor courtyards at the center of each wing with seating areas and a putting green. The various spaces are made to feel like a town center.

“In addition to this facility, CERTUS Boynton Beach is at the tail end of the permitting process. Once the project moves forward with construction, and much like everything else, we will take all of our lessons learned from Dr. Phillips and apply them to the Boynton Beach facility, delivering an even better end result,” Saenz commented.

Situated within The Villages Continuing Care Retirement Community, the Chatham Glen Healthcare and Rehabilitation Center is a 120-bed skilled nursing facility. With services catering to both short-term and long-term care needs, Chatham Glen stands as a practical solution for rehabilitation and nursing demands. Its integration within The Villages’ larger community marks it as a vital part of the area’s commitment to holistic well-being.

Chatham Glen's exterior harmoniously merges with the architectural style of the nearby Mulberry Grove community.

Upon entry, residents and guests are greeted by a rotunda complete with a library and sitting areas, designed to create an inviting ambiance and functioning as a comfortable space to relax. Chatham Glen’s architectural layout is crafted with the residents’ needs in mind. It spans a single story and is divided into four distinct neighborhoods of care, designed to cater to different requirements. The facility includes wings with private and semi-private beds, striking a balance between personal space and communal living. Each neighborhood at Chatham Glen has its own dining and living areas. Beyond these personal spaces, communal areas are shared, encouraging residents to come together. A café, activity room and beauty salon/barber shop offer opportunities to enhance the overall quality of life for residents.

The exterior blends brick, horizontal siding and stucco, resulting in an unassuming yet inviting facade. This design not only aligns with the aesthetic of the environment but also signifies a dedication to preserving tradition while embracing contemporary design. Cuhaci Peterson was responsible for site planning, design, permitting and various architectural and engineering services.

Cuhaci Peterson and TLC Management teamed up to deliver top-of-the-line senior living facilities with the opening of its Oak Hill senior living facility in Brooksville, Florida.

Oak Hill Senior Living residents will find 109 private units in their skilled nursing facility, 41 assisted living apartments and 20 private memory care units, in order to provide a continuum of care. The structure was designed to house large rehabilitation centers including advanced technological state-of-the-art equipment. Cuhaci Peterson provided custom building and site designs that were tailored to the TLC vision for enhanced resident experiences and operational efficiencies to provide the highest level of resident care.

“”When you walk into the lobby, you immediately see some of the great features of this facility such as the grand fireplace and seating area, a life wall, filled with live plants and vases going up the wall and the crown jewel of the lobby, a large saltwater aquarium. Rather than providing separate buildings for each resident function, the Oak Hill facility building design utilized interconnected buildings for centralized shared support and operations which allowed for a portion of the site to remain available for future development by TLC. Bridgewater Park Senior Living, located in Ocala, Florida, is a community that caters to various needs including assisted living, independent living, skilled nursing facilities and memory care.

Through a collaboration between Cuhaci Peterson and TLC Management, Bridgewater Park’s senior living facility was established on a 35-acre plot along Southwest 80th Avenue. Nestled within the On Top of The World Continuing Care Retirement Community, this community has a comprehensive range of offerings, including 100 private assisted living suites, 120 suites for 24-hour nursing and rehabilitative care and 90 apartments dedicated to independent living.

The assisted living building, spanning two stories, features 100 beds along with 20 units tailored for Alzheimer's care. Residents can choose from studio, one-bedroom and two-bedroom apartments.

Upon arrival, both visitors and residents are greeted by an impressive grand staircase, a bistro and a game room. The upper floor houses a library, dining room, fitness center, activity room, and theater, enhancing the living experience. Outside, a serene courtyard with water features and seating areas provides a relaxing space. Additionally, the facility is equipped with a memory care wing featuring dedicated dining, living and activity spaces.

A significant enhancement to the community is the skilled nursing facility, a one-story building comprising four distinct care neighborhoods, each equipped with 30 private rooms. These neighborhoods offer individual dining and living spaces, while shared amenities include a café, an activity room, a beauty salon/barber shop and areas for occupational therapy and physical therapy, collectively serving all four neighborhoods.

“The consolidation of the buildings was further enhanced to address the angular geometry and smaller size of the site. This was achieved in part with taller assisted living facilities and skilled nursing buildings which also provided a more compact building footprint and increased lakeside views. The angular connections also created individual courtyards for each type of resident.”
